Terms and Conditions

We ask that our guests as well as owners comply with all rules and regulations.
 
Occupancy ratings are determined by Florida State Fire Codes and the Florida Department of Business Regulation, Hotels and Restaurants. Violators are subject to eviction.
 
Maximum Guests per Unit: 1 Bedroom - 4 Guests & 2 Bedroom - 6 Guests.
 
We cannot rent to vacationing students or young adults under 25 who are unaccompanied by parents.
 
We require a credit card (Visa, Master Card or Discovery) to make a reservation. You will be charged $300 which will be applied to your rental fee.
By providing us with your credit card, you are authorizing us to use the card for future payments/expenses.
 
30 days prior to your arrival date the balance of your reservation will be charged.
 
If you cancel more than 30 days prior to your arrival date you will lose the $300 prepayment.
 
If you cancel within the the 30 days prior to your arrival you will lose the full rental amount which has been charged less the cleaning fee.
 
You may change your rental dates at no cost in most cases - contact the office for details.
 
No Refunds for Bad Weather. We reserve the right to change rates and assigned units.
 
NO PETS ARE ALLOWED!
If we find a pet in your condo, you must kennel it or evacuate the condo - no refunds.
 
ALL CONDOS ARE NO-SMOKING
 
An additional cleaning fee of $250 will be charged for the following:
Smoking in the unit.
Overnight guests in excess of the maximum guests per unit.
 
Management reserves the right to charge guests for any damages or late check-out.
 
Check in time is after 4:00 PM and check out is before 10:00 AM STRICTLY ENFORCED.
 
Due to security reasons, software and or files may not be downloaded by guests on any in-home computer.
